The best cleaningbusiness softwarefor 2026.

Seven tools cleaning companies actually use, what each one costs on its own pricing page, and which one fits a solo cleaner, a growing maid service or a janitorial company.

The best cleaning business software depends on what kind of cleaning you do. For residential maid services the main options are ZenMaid, Jobber, Housecall Pro, BookingKoala and Launch27. For commercial and janitorial crews, Swept is built for that work. Contruva fits owners who want calls answered, recurring cleans scheduled and every visit invoiced in one app, without paying more for each cleaner they hire.

Every price below was checked on the company’s own pricing page in November 2026. Several don’t name a currency on the page, and we say so where that’s the case. We’ve also been plain about what Contruva doesn’t do, because a cleaning owner who picks the wrong tool pays for it every single week.

What cleaning businesses actually need

Most “best software” lists are written for plumbers and electricians and then relabelled. Cleaning runs differently. A plumber chases one-off jobs. A cleaning company lives on the same clients coming back every week, every two weeks or every four, so the software has to handle hundreds of repeat visits without anyone re-typing them. Here’s what to test in any trial:

  • Recurring schedules that bend. Weekly, biweekly and every-four-weeks clients, plus nightly or three-nights-a-week offices. When a client skips a week for a holiday or moves Tuesday to Thursday, you should be able to change one visit without breaking the series.
  • First clean vs regular clean. The first visit is usually a longer deep clean at a higher price, then the recurring rate kicks in. Check the tool can quote both on one estimate.
  • Home notes that travel with the job. Entry codes, lockbox, alarm, pets, “no bleach on the marble,” where the vacuum lives. Whoever is assigned that day needs to see it on their phone.
  • Checklists. Room-by-room lists are how a new cleaner does the same clean as your best one. Photos matter too, for damage, a stain that won’t lift or proof a move-out clean was finished.
  • Team cleans and clock-in. Many homes are cleaned by two people. You want both on the job, both clocking in, and time entries you can check against what you quoted.
  • Lockouts and cancellations. A client who forgets you’re coming costs you a slot. Decide your lockout and late-cancel fee, put it on the quote, and make sure you can invoice it.
  • Billing for two kinds of client. Homes are usually charged after each visit, often on a card on file. Offices usually get one monthly invoice. Some tools only do one well.
  • Someone answering the phone. Cleaners are mid-clean with gloves on when new clients call. A missed call is usually a client who books the next company on the list.
  • Pricing that doesn’t punish hiring. Cleaning companies grow by adding cleaners. Check what your bill looks like at 5, 10 and 20 people, not just today.

We go deeper on recurring cleans, checklists and house vs janitorial workflows on our cleaning business software page. This page is the head-to-head.

1. Contruva

Who it suits: house cleaning and commercial cleaning owners who want the phone answered, recurring cleans scheduled and invoiced, and marketing handled, without a bill that grows with every cleaner.

Price: one plan, Contruva Pro, with everything included and no per-seat pricing. Every account starts with a 7-day free trial, no credit card. See Contruva pricing.

The AI receptionist answers calls in your business name, asks the questions you’d ask (bedrooms, bathrooms, pets, how often) and books a walk-through or first clean into a real open slot. Recurring cleans go on the schedule once and repeat. Cleaners get their day in the crew app with the address, notes, a reusable checklist, photos and clock-in. Invoices go out after each visit, or as recurring and batch invoices for commercial accounts, and customers pay by card through Stripe with no extra Contruva fee on top of standard processing. Review requests, social posts and email newsletters come from the same app, and you can text Contruva AI “chase every unpaid invoice from October” and it does it.

Where it falls short for cleaners: Contruva has website chat and booking forms that drop requests into your inbox, but no self-booking portal that shows an instant price and puts the client straight on your calendar. It has no GPS tracking or route optimization, no payroll (time entries are there for your payroll tool), no supply inventory and no multi-location setup. It isn’t accounting software either.

  • ✓ No per-seat pricing, so hiring cleaner number six doesn’t raise the bill
  • ✓ AI receptionist, website and marketing included
  • ✓ Per-visit, recurring and batch invoices
  • ✕ No instant-price self-booking portal
  • ✕ No GPS, route optimization, payroll or supply inventory

2. Jobber

Who it suits: residential cleaning companies that want a mature, widely used home service app and are happy to pay by the user.

Price (USD): Core is $49 a month for 1 user with no commitment, $39 with a one-year commitment, or $29 billed annually. Connect starts at $139 and Grow at $199 a month for 1 user (no commitment), with 5, 10 and 15 user versions above that. Plus starts at $499 for 5 users. Extra users are $29 a month. AI Receptionist ($29), Pipeline ($49) and Marketing Suite ($99) are add-ons. 14-day free trial, no credit card.

Online booking is listed on Core. Checklists start on Connect, which matters for cleaners because checklists are how you keep quality consistent. QuickBooks Online sync is listed from Connect.

  • ✓ Proven, polished app with a large user base
  • ✓ Online booking on the entry plan
  • ✕ Checklists not on Core
  • ✕ Per-user pricing and paid add-ons for receptionist and marketing

3. ZenMaid

Who it suits: residential maid services that want software built only for house cleaning.

Price: Starter is $19 a month for up to 40 appointments a month. Pro is $39 a month with unlimited appointments, digital checklists, booking forms (with ZenMaid branding) and cleaner GPS tracking in the app. Pro Max at $49 adds booking forms with your own branding and was marked “coming soon” when we checked. The page shows “$” without naming a currency, bills month to month with no contract, and says SMS charges aren’t included in the plan price. 14-day free trial.

ZenMaid is the most cleaning-specific tool here, and its price is hard to beat for a small maid service. It’s less suited to commercial janitorial contracts or to a business that also does other trades.

  • ✓ Built for maid services
  • ✓ Low price with no per-user fees listed
  • ✕ Starter capped at 40 appointments a month, with no checklists
  • ✕ Text messages charged separately

4. Housecall Pro

Who it suits: residential service companies, cleaning included, that want online booking, marketing tools and dispatch in one place.

Price (USD): Basic is $79 a month on monthly billing ($59 on annual) for 1 user, Essentials $189 ($149) for 5 users, and Max $329 ($299) for 8 users, with extra users at $35 a month. No long-term contract and a 14-day free trial with no credit card. The pricing page also showed short introductory offers.

Online booking is on every plan. Checklists start on Essentials. Recurring service plans and route optimization are on Max, which is the plan most recurring-revenue cleaning companies would end up needing.

  • ✓ Online booking on every plan
  • ✓ No long-term contract
  • ✕ Recurring service plans only on Max
  • ✕ Basic is one user; more people means a bigger plan

See our Housecall Pro pricing breakdown for the full picture.

5. BookingKoala

Who it suits: cleaning companies that sell online and want clients to pick a service, see a price and book from a form on the website.

Price (USD): Starter is $27 a month for 5 providers (or 5 GB), Growing $57 for 15, and Premium $197 for 50, with larger Premium plans from $237 up to $597 a month. SMS notifications, GPS and clock in/out sit on Growing and up. No contracts. The page mentions a free trial but gave two different lengths when we checked, so confirm it before you start.

BookingKoala’s strength is the booking form itself. If most of your new clients come from your website and you want instant pricing, it’s worth a look. It’s lighter on things like call answering and job costing.

  • ✓ Instant-price booking forms on every plan
  • ✓ Low entry price
  • ✕ Pricing climbs in bands as you add providers
  • ✕ SMS and clock-in not on Starter

6. Launch27

Who it suits: maid services that want a booking form, customer and cleaner portals and payroll reports without per-user fees.

Price: Base is $75 a month ($765 a year) with unlimited users and bookings. Pro is $150 ($1,530 a year) and adds SMS reminders, QuickBooks and Zapier integrations, review requests and time-tracking payroll reports. Plus is $299 a month and adds the mobile apps for cleaners and office staff, automatic card charging, check-in alerts and photo capture. The page uses “$” without naming a currency and advertises a 14-day trial.

  • ✓ Unlimited users and bookings on every plan
  • ✓ Payroll and commission reports built in
  • ✕ Cleaner mobile app only on Plus ($299)
  • ✕ Text reminders start on Pro

7. Swept

Who it suits: commercial and janitorial cleaning companies with crews working evenings across many buildings.

Price: Optimize is listed from $150 a month and Scale from $225 a month, billed by number of locations (bands up to 50), with unlimited employees and subcontractors. Accelerate is custom. Annual billing saves 20%. The page doesn’t name a currency and offers a demo rather than a free trial.

Every plan includes scheduling, mobile clock in/out with GPS check-ins and inspections with photo proof. Supply requests from the field, a client portal, work orders and profit and loss by location are on Scale. Swept is built around running buildings, not selling to homeowners, so it isn’t the tool for booking residential cleans.

  • ✓ Built for janitorial work, with inspections on every plan
  • ✓ Unlimited staff
  • ✕ Priced by location, so a big building count costs more
  • ✕ No free trial listed

What per-user pricing costs a growing team

Cleaning is labour-heavy, so how a tool charges for people matters more than the starting price. Here are the published numbers for a team of five and a team of ten, monthly billing, no commitment, before tax and add-ons:

Plan (checked Nov 2026)5 users10 users
Jobber Grow (USD)$299$399
Jobber Connect (USD)$199$299
Housecall Pro Max (USD, 8 users included)$329$329 + 2 × $35 = $399

If you also offer window or exterior cleaning, see window cleaning software and pressure washing software; it’s the same Contruva app and the same plan. In Canada, you can pay for Contruva in Canadian dollars and show HST or GST as its own line on quotes. Check their billed rate with the labour burden calculator.

What is the best software for a cleaning business?

It depends on your work. ZenMaid, BookingKoala and Launch27 are built for residential maid services, Swept is built for commercial and janitorial cleaning, and Jobber and Housecall Pro are general home service apps. Contruva suits owners who want calls, recurring scheduling, invoicing and marketing in one app with no per-seat pricing.

Is Jobber good for cleaning businesses?

Many cleaning companies use it. Core includes online booking, but checklists start on the Connect plan, and extra users are $29 USD a month each, as of November 2026.

Is ZenMaid worth it?

For a small residential maid service it’s one of the lowest-cost options, at $19 a month for up to 40 appointments or $39 for unlimited. Text messages are charged separately, and it isn’t designed for commercial contracts.

What software do commercial cleaning companies use?

Janitorial companies often use tools built around buildings, inspections and night crews, such as Swept. General field service apps like Contruva also handle recurring nightly jobs and monthly invoices.

Is there free cleaning business software?

None of the tools compared here has a free plan, but most offer a free trial of 7 to 14 days. Free calendar and invoicing apps can work for a solo cleaner with a handful of clients.

Does Contruva have online booking for cleaning clients?

Contruva has website chat and booking forms that send requests to your inbox, and an AI receptionist that books by phone. It doesn’t have a self-booking portal that shows an instant price.

Does cleaning business software handle payroll?

Some do. Launch27 includes payroll and commission reports. Contruva doesn’t run payroll, but it records cleaners’ clock-ins and time entries for your payroll tool.
